When not to refinance?

You probably shouldn't refinance you existing morgtage if one of the following applies:
  • Your plan is to move in the near future. - This is because the refinancing costs several thousand dollars in closing fees.
  • It's been a long time ago you took out your mortgage. - The reason why you should consider not refinance in this case is quite simple. At start of your mortgage, your monthly payments consist mainly of interest costs. As the time goes, you pay less on interest costs and more on your principal. If you refinance at this time, you will practically cause a restart of the amortization process.
  • Prepayment penalty - This is a fee your bank or other institution might charge if you pay off your loan too early.
